An established Nişantaşı building reimagined

The Ritz-Carlton Residences, Istanbul is Bilgili Group’s residential development in Nişantaşı. The Valikonağı building reworks a 1970s design by Doğan Tekeli and Sami Sisa, with the restoration attributed to Tanju Özelgin. Its architectural background offers another way to assess the project alongside the brand and its setting in an established Istanbul neighbourhood.

The residential collection

The official project website describes 121 homes across 22 floors and 31 layouts. These include one- to four-bedroom apartments, garden duplexes and penthouses. An indoor pool, fitness and spa spaces, concierge and valet services feature in the presentation. With this variety, the dimensions or outdoor space of one residence should not be generalised across the collection.

Completion and brand relationship

Bilgili’s official record gives 2022 as the year built and states that construction is complete and operations have commenced. This does not establish whether an individual home is for sale. The project website explains that the Ritz-Carlton name is used under licence; the brand is not the owner, developer or seller of the residences.

Test your Nişantaşı routine

Start your walking route, shopping and dining checks at the building’s actual entrance. If you drive, ask about valet arrangements, parking rights and guest access. If you spend extended periods abroad, discuss how the home would be checked and maintained while empty. Establish in writing which needs are covered by ordinary management and which require a separately charged service.
