Buying in İskele: comparing Grand Sapphire and Querencia

Property guide · ARCTY EDITORIAL

Look beyond the pool: compare the exact phase, access rights, service charges, handover and rental management.

A sea-view photograph cannot tell you when or how you will use a home. For a resort-style property in İskele, Northern Cyprus, first decide whether it is a holiday home, permanent residence or rental-focused purchase.

Grand Sapphire Resort & Residences and Querencia by Döveç provide two examples. This guide explains how to compare them, rather than ranking returns.

Verify the exact project and phase

Not every Grand Sapphire listing refers to the same development. NorthernLAND lists Resort & Residences, Blu and Phase 4 separately. Request an offer with the full project name, block, floor and unit number. For Querencia, also document the chosen block, plan and handover specification. A brand name is not a complete unit description.

Amenities and access rights are different

NorthernLAND promotes pools and shared facilities at Grand Sapphire. Querencia’s presentation includes a spa, beach club and concierge. Ask who can use each facility and under what conditions.

  • Do owners, tenants and guests have the same rights?
  • What is included in service charges, and what costs extra?
  • Are facilities open on the same basis throughout the year?
  • What rules apply to guests, cleaning and reservations?

Request operating and management documents instead of relying on verbal answers.

Handover and a fully operational community

Querencia’s page reviewed on 26 September 2026 gave planned handover as March 2027. This does not replace your unit’s contractual terms. Ask whether apartment handover and the opening of all amenities follow the same schedule. For a completed home, inspect facilities if possible; promotional images alone do not prove present conditions.

Work out costs before rental income

Include management commission, cleaning, maintenance, furniture replacement and vacancy. Another property’s occupancy rate is not your guaranteed outcome, and management services do not guarantee income. Your own holiday dates may also overlap with potential letting periods.

Keep legal review separate

An independent local lawyer should examine title, ownership history, restrictions, the contract and procedures applying to the buyer. A recognised developer does not remove the need for unit-specific review. This is not legal advice or a finding of purchase eligibility.
