Selling your home: pricing and a well-prepared property file

Property guide · ARCTY EDITORIAL

What owners should prepare, how to assess pricing and how to turn interest into meaningful viewings.

Start with the buyer, not just the asking price

Instead of asking only what price to advertise, ask which buyer would choose the home and why. Pricing is incomplete until usable area, floor, orientation, building features, transport and occupancy are clear. Not every apartment in one development is directly comparable.

Define the sale objective and timeframe together. Needing funds by a certain date differs from being able to wait for the right buyer. These circumstances inform the plan without needing to appear in public advertising.

Prepare a concise property file

  • District, neighbourhood, development or building and unit details.
  • The documents or measurements supporting usable and gross areas.
  • Floor, orientation, layout, parking and use features.
  • Whether vacant, owner-occupied or tenanted.
  • Service charges, known maintenance needs and included furniture.
  • Target sale period and availability for viewings.

Do not upload identity or title documents to the open internet. Clarify why your adviser needs each document and agree a secure way to send it. Resolve missing or conflicting area figures before listing.

Separate asking prices from achieved prices

Online prices usually express sellers’ expectations. A neighbouring home advertised high does not prove a sale at that level. Match comparable homes by usable area, building age, occupancy and location. Do not present unverified transaction information as established fact.

Ask for a reasoned pricing assessment covering alternatives, strengths, weaknesses, likely buyers and a first review date. A defensible opening price is more useful than starting high and making repeated small reductions. This does not guarantee a sale within a set time.

What should you monitor in the first two weeks?

Views, qualified enquiries, visits and priced offers are different stages. Many views with few calls may suggest a presentation or price issue; calls without visits may suggest mismatched information; visits without offers may call for reviewing the home-price balance. These are starting points, not proven causes.

Review one variable at a time. Changing only price when photos are missing, or only copy when the price is detached from comparables, may not solve the issue. Ask for a short weekly report covering enquiries, suitable buyers, viewings and recurring objections.

Clarify authority and representation

Türkiye’s Ministry of Trade EİDS service is intended to verify the advertiser’s identity and marketing authority. Discuss listing authorisation, the agreement and the adviser’s scope at the outset. Check current procedures through official information and your authorised adviser.

Send ARCTY your property’s district, main features and target sale period for an assessment. Understanding how buyers compare total costs can also help prepare the pricing conversation.
