Seven checks before buying off-plan in Dubai: Aquarise as an example
Property guide · ARCTY EDITORIAL
Review project registration, escrow details, the contract, total costs and handover alongside the payment plan.
Architecture and payment schedules attract attention in an off-plan purchase. A sound decision file also answers when money will be paid, to whom and under which contract. The same discipline applies to Binghatti Aquarise in Business Bay. A developer’s brand is a starting point, not a replacement for checking the unit and transaction documents.
1. Match the marketed name with the official project record
Check official information through Dubai Land Department’s Project Status Enquiry service. Ensure the sales file’s name and number identify the same project. A similar name is not enough. This article is a checklist, not a completed DLD compliance review for Aquarise.
2. Verify the payment recipient and escrow details
DLD’s registration service addresses project registration and escrow account opening for off-plan sales. Verify payment instructions against the project and contract before using them. Escrow does not by itself mean risk-free investment or guaranteed handover. Reconfirm any last-minute account change through an established official contact channel.
3. Look beyond bedroom counts
Aquarise’s general materials include studios and different bedroom counts. Ask separately how area is measured, and about balconies, parking, orientation and furniture. Two homes in one project may offer different practical value.
4. Build a total-cost table
Include transaction charges, any advisory fee, financing, post-handover service charges and furniture alongside the sales price. Obtain current written amounts rather than assuming an earlier campaign still applies. If your income currency differs, test the schedule against exchange-rate changes.
5. Match payments to cash flow
A low deposit does not mean a low total commitment. List every amount and due date and identify how the handover balance will be paid. Future borrowing or sale proceeds are not confirmed cash until secured.
6. Separate advertised targets from contract terms
At the 26 September 2026 review, Aquarise’s official page gave expected completion as Q1 2027. Have the contractual definition of handover, possible extensions and specification reviewed separately. A website timetable alone is not a binding handover guarantee.
7. Test resale and letting scenarios
How long do you plan to hold the property? What conditions apply to resale or transfer? For letting, assess the amount remaining after vacancy, maintenance and operating costs. A hypothetical rental calculation is not guaranteed income.
