Buying in Dubai on a budget: understanding deposits and payment plans

Property guide · ARCTY EDITORIAL

Look beyond the monthly instalment: compare the initial payment, interim obligations and handover balance.

A starting price is not a deposit

A Dubai studio’s starting price may mean the total sales price; an advertised figure may instead refer only to reservation or deposit. Stop the comparison if the offer does not clearly identify which. Before deciding you can afford a home, understand both the total commitment and payment dates.

Our Dubai collection includes smaller apartments, different locations and different delivery timetables. Even two projects from one developer may have different terms. Set a total AED budget, cash available in AED and how long you can wait for handover.

Split the schedule into three periods

  • Total payments at reservation and contract signing.
  • Regular instalments and interim payments during construction or the waiting period.
  • The balance at or after handover.

A monthly percentage alone does not specify the deposit, number of instalments or final balance. Do not interpret “1% monthly” as 100 equal instalments covering the whole debt. Confirm campaign eligibility for your unit in writing.

Small instalments can leave a large final payment

For illustration only, consider a home priced at AED 800,000. A 20% initial payment is AED 160,000. Paying 1% of the total each month for 30 months means AED 8,000 monthly and AED 240,000 in total. AED 400,000 remains. If due at handover, being able to save AED 8,000 monthly is not enough. This is not a project offer and excludes purchase costs.

If your income is in another currency, test different exchange-rate scenarios rather than fixing all future payments at today’s rate. Do not assume the handover balance can be financed before loan approval.

Do not conceal conflicting published terms

On 30 September 2026, Aspirz’s main official page section showed AED 879,000 and 0.5% monthly, while the FAQ showed AED 850,000 and 1% monthly. Choosing only the more attractive statement would be misleading. Our Aspirz page therefore calls for a current written quote. Apply the same check elsewhere.

Review location and project registration separately

A lower entry price may involve different commuting or car requirements. Assess the location for your intended use. Match the project and developer names; Dubai Land Department’s project enquiry service is a separate check for project details and progress. Inclusion in ARCTY’s collection does not mean this check has been completed for every unit.

Bring your total budget, deposit and purchase timeline to compare the real obligations of three similar homes. Start by making the payment plan sustainable.
